These Terms & Conditions (“Terms”) form a binding agreement between you (“Guest,” “User,” or “Customer”)
and Easy Holidays (“Company,” “we,” “us,” “our”). By accessing our website, making a reservation, or staying
in any of our holiday homes, you agree to comply with these Terms.

2. Eligibility
- You must be 18 years or older to make a booking.
- Guests must possess a valid passport or Emirates ID, as required by UAE law.
3. Booking & Payment
- All reservations are confirmed only after full or partial payment, as stated during booking.
- Prices may vary based on season, availability, or promotional offers.
- Payment must be made through approved payment channels or booking partners (Airbnb, Booking.com, etc.).
- Government tourism fees, security deposits, and taxes may apply as per UAE regulations.
4. Security Deposit
- A refundable security deposit may be required at check-in.
- Deductions may be made for:
- Property damage
- Missing items
- Excessive cleaning
- Violation of house rules
Refunds are typically processed within 7–14 business days after checkout.
5. Check-In & Check-Out
- Standard check-in: 3:00 PM
- Standard check-out: 12:00 PM
- Early check-in or late check-out is subject to availability and additional charges.
- Original identification (Emirates ID or passport) is required for all staying guests.
6. Guest Responsibilities
Guests agree to:
- Keep the property clean and in good condition
- Follow building and community rules
- Respect neighbors and avoid noise violations
- Not use the property for illegal or commercial activities
- Ensure the correct number of occupants as booked
Any violation may result in eviction without refund.
7. Prohibited Activities
The following are strictly prohibited:
- Parties or events unless pre-approved
- Smoking inside the property
- Pets (unless stated as allowed)
- Subletting or transferring the booking
- Storing illegal substances or weapons
- Conduct causing damage or disturbance
Violation of any of the above may incur penalties.
8. Cancellation & Refund Policy
- Direct bookings: Subject to the cancellation policy communicated at the time of reservation.
- Platform bookings (Airbnb, Booking.com, etc.): Their policies apply.
No refunds will be provided for:
- No-show
- Early departure
- Violations of Terms or house rules
9. Maintenance & Repairs
- We aim to keep all properties in excellent condition.
- Guests must promptly report any issue or malfunction.
- In urgent cases, we may access the property for repairs even during a stay.
10. Limitation of Liability
- Easy Holidays is not responsible for:
- Loss of personal belongings
- Injuries resulting from guest negligence
- Public utility interruptions (water, electricity, internet)
- Acts of nature or unforeseen events
Our liability is limited to the amount paid for the booking.
11. Property Use
The property is intended solely for short-term residential use as permitted under UAE regulations.
- Business events
- Professional filming or photography
- Illegal gatherings
Unless written approval is obtained.
12. Data Protection
We collect and process personal information in accordance with our Privacy Policy and UAE laws.
Information may be shared with authorities as legally required.
13. Amendments to Terms
We reserve the right to update or modify these Terms at any time. The latest version will always
be available on our website.
14. Governing Law
These Terms are governed by the laws of the United Arab Emirates, specifically the jurisdiction of Dubai.
Any disputes shall be resolved in UAE courts.
